Bringing awareness to help preserve our older homes. There are some grants in NJ that may help.
Grants are provided through New Jersey's state departments and agencies through an assortment of programs. One of these programs, known as Section 504 Program, assists low-income residents age 62 and older to help make sure their homes are safe.

Low interest loans are also available to work in tandem with the home improvement grant. However, the combined loan and grant amount cannot exceed $27,500. Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities. To see if your quantify Click here.
Applicants for loans may have an income of up to 115% of the median income for the area. Area income limits for this program are here. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories.
Find a good real estate agent to represent you in the search and negotiation process.
- Ask for the listings of open houses for sale in your area. Visit a few open houses as a guide to what's on the market and see up front what you want, such as overall home layout, number of bedrooms and bathrooms, kitchen layouts, and storage.
- Figure out how much you can afford to buy a home: What you can afford depends on your income, credit rating, current monthly expenses, down payment and the bank loan interest rate.

- Learn about New Jersey home buying programs: See NJ Housing counseling agencies. They offer guidance on home buying, renting, reverse mortgages and default and foreclosure prevention.
(FHA loan programs offer lower down payments and are a good option for first-time home buyers.)

- Making an offer to buy a home: Discuss the process with your real estate agent. He or she will be able to help you with all the details.
- Get a home inspection: Make your offer contingent on a home inspection.
- Shop for homeowners insurance: Lenders require that you have homeowners insurance.
- Sign papers: Frequently, the first person you consult about buying a home and signing any paper work is a real estate agent or broker or lawyer.
- Moving in your new home: What an exciting time. Consult with your realtor. He or she will be more than happy to offer you moving checklist tips.
